KC home sales continue steady increase in June
Home sales continued a steady improvement in metropolitan Kansas City in June, although they continued to trail the same month a year ago, when a federal incentive program was coming to a close.</p><p>There were 192 new homes sold last month, up 30 percent from May, and 2,224 existing homes sold, a 9 percent increase from the previous month, according to the latest report by the Kansas City Regional Association of Realtors.</p><p>It was the fourth consecutive month that new home sales have increased, and the fifth month in a row for existing homes. </p><p>Still, the sale numbers were behind a year ago when the federal tax credit program was in its last month. New home sales were down 38 percent in June compared with last year; existing home sales were off just 3 percent. </p><p>The region’s uptick contrasted with national numbers out Wednesday for existing home sales. They dropped 0.8 percent, to a seasonally adjusted annual rate of 4.77 million homes. Through the first six months of this year, the sales pace is behind last year’s 4.91 million homes sold — the weakest sales in 13 years. Sales have fallen in four of the past five years.</p><p>In addition, a record number of people who signed contracts canceled deals last month.</p><p>In the Kansas City region, the average sales price of a new home in the metro in June was $302,758, up 32 percent from a year ago. The average price of an existing home was $163,125, 2 percent lower than June 2010.</p><p>The inventory of new homes available on the market in June continued to decline with 1,298 listed, 20 percent below last year. There were 16,010 existing homes listed, up 1 percent from a year ago.</p><p>The Realtors Association report does not include homes for sale by their owner.</p><p>Using a formula that divides the inventory by the pace of sales, metro Kansas City remains a buyer’s market with a 9.9-month supply of new homes and a 9.8-month supply of existing homes.
